This Indenture made this twenty-sixth day of September in the Year of our Lord One Thousand Eight Hundred and Nineteen between Moses Austin and Mary Austin his wife of the Town of [Her?aneum] and County of Jefferson and [country] aforesaid, of the one part and Robert Bruffy of the Town of [?uston] and County of Washington aforesaid of the other part witnesseth that the said Moses Austin and Mary his wife for and in consideration of the sum of one thousand dollars to them in hand paid by the said Robert Bruffy, and of which every part thereof they do hereby acknowledge to have received, and therefore forever aquit and discharge him the said Robert Bruffy have granted, sold, [?ed, ?ed, ?ed] and confirmed, and do by these presents, grant, sell, [?,?,?] and confirn unto him the said Robert Bruffy his heirs and assigns forever one certain lot or [parcel?] of land in the village of [Mine a'Burton], on [M?] [?] land by Water Street on the South-West or a street running across the bridge to [?] Street, and to Scott and [Nate's/Bates's] Store down to the Old Dam across the Mine [Creeks] and with a line of a lot sold.

To have and to hold the above described lot, or parcel of land unto him the said Robert Bruffy his heirs and assigns and the said Moses Austin and Mary his wife both hereby covenant and agree with the said Robert Bruffy his heirs and assigns that the aforesaid lot or parcel of land as herein before described, [?] part thereof unto him the said Robert Bruffy his heirs and assigns from the lawfull [sic] claim or claims of all manner of person or persons whosever, they the said Moses Austin and Mary his wife will
